Mirabella: Residential at Neighborhood Scale

Consisting of 158 LEED PLATINUM homes, the highest LEED certification possible, this project is an innovatively designed, eco-conscious neighborhood for active adults. From site selection to design and construction, the project team worked to create a close-knit community of homes that have the lowest environmental impact possible. The 42-acre site transformed an abandoned golf course in an established neighborhood near parks, shopping and services into a community of well appointed, energy efficient, and environmentally friendly homes. Extensive use of green building practices in the community have resulted in lower energy costs and healthier indoor air.

This project’s site development contributes numerous environmental benefits to the surrounding neighborhood by improving stormwater management to reduce flooding and enhancing the retention and treatment of runoff water. This project’s landscaping utilizes water-conserving plants and focuses on low-flow irrigation using reclaimed water. Drought-tolerant trees, shrubs and groundcover provide permeable erosion control for the community.

The homes of this project are certified Energy Star for Homes and have an average HERS Index Score of 64. Eco-friendly construction techniques and building products contribute to this project’s high energy-efficiency ratings, including: Core Foam Masonry Foam Insulation®, Energy Star® Low E double-pane Atrium® brand vinyl windows made in USA, energy-efficient LED bulbs, Therma Tru premium fiberglass insulated entry door with weather stripping, 15 SEER Carrier® air-conditioning system with digital programmable thermostat with additional energy efficient options, SolarPlyTM radiant barrier sheathing, MERV 13 air filters, insulated heating and cooling ductwork, and enhanced ventilation for improved indoor air quality.
